Making an Offer - Without an Agent

Ready to submit an offer on your dream home? Follow these simple steps to make your first offer in minutes.

First you will need to register by clicking the blue "Sign up/Login" button at the top-right of the page. If you have already registered and signed in, then you can go straight into making your offer by clicking the blue "Submit Your Offer" button on the property you are interested in.


At this point you will be asked to verify who you are; we want to be sure that everyone making offers on properties are real people and sincere about making an offer. We do this through a credit card hold, like booking a hotel room. The hold amount can vary from seller to seller, but in this example the hold amount is $1,000. This is not a charge and will not show up on your credit card statement. In most instances the hold is released in 2 weeks or less, but this can vary depending on the bank. Simply enter your card information and click the blue "Proceed" button, then click the blue "Submit Offer" button on the confirmation page.


This will bring up the offer form. Please read the "Important Information" section followed by the "Instructions from Seller" section, as these will both contain specific details regarding what is expected from both you and the seller. In the example below, in the "Important Information" section, we can see that if your offer is selected, you and the seller are both required to enter into a legally binding purchase and sale agreement within 48 hours of your offer being selected. In the "Instructions from Seller" section, we can see that this specific seller is not accepting offers that are subject to a "Sale of Home" contingency.

Next, we have the "Add/Edit New Offer" section. This is where you will indicate your offer amount, good faith deposit amount, and whether your offer is all cash or will need financing. You can use any lender for your financing, but the seller's preferred lender or in-house financing will often be linked in the offer form, as well as below the "Submit Your Offer" button.

Next, simply put in your offer amount and good faith deposit amount. Select whether your offer is "all cash" or "financing required" and upload any supporting financial documents, such as a Pre-qualification letter, or bank statement or other financial statement showing proof of funds for the down payment. To do so, click the grey "Upload" button below the "Supporting Financing Document(s)" section.

In the "Terms" section, you can select your preferred closing date and write a note regarding your financing or offer in general. In the "Contingencies" section, select any contingencies you want to include with your offer. NOTE: Not all properties will have all contingencies available for selection.


Next, we have the "Inclusions", "Exclusions", and "Message to Seller" sections. These are fairly self-explanatory, so use these fields as you wish.


Finally, you should read the user agreement and check the box that indicates you have done so and agree to the terms. 

Then just click the blue "Submit Offer" button, and you will be brought to an "Offer Summary" window to confirm all the details of your offer are correct. Just click submit, and voila! Congratulations, you have just submitted your first offer on FAIRPLAY in mere minutes! 


Don’t worry if you forgot something or made an error, just click the edit offer button and your offer will open up and you can make your changes. You can click the edit /submit button at any time before the deadline to change your offer. You will also receive an email confirming your offer.
